Since this could be the largest purchase of your life it is important to get a home inspection done before the purchase. We create our reports on-site and then go over the report picture by picture. In addition to comprehensive inspections, we also do insurance and warranty inspections.
Comprehensive Home Inspections
·All major components– Roof, vents, flashing, trim, gutters, downspouts, skylight, chimney, and other roof penetrations, decks, stoops, porches, walkways, and railings, eaves, soffit, fascia, grading and drainage, basement, foundation and crawlspace, water penetration and foundation movement, heating systems, cooling systems, main water shut off valves, water heating system, interior plumbing fixtures and faucets, drainage sump pumps with accessible floats, electrical service line and meter box, main disconnect and service amperage, electrical panels, breakers and fuses, grounding and bonding, GFCIs and AFCIs, fireplace damper door and hearth, insulation and ventilation, garage doors, safety sensors, and openers, and much more…
·Mold screening– A visual evaluation of the interior of the home looking for evidence of mold-like substances and the conditions that can cause mold. In-Door Air Quality testing is available upon request. This process takes interior air samples, overnight the samples to our lab and then we get the results back the next day to see if there are elevated concerns.
Foundation Certifications: This is an inspection required by many Lenders on Mobile Homes. The foundation certification can be conducted on the same day as the home inspection.
Additional Inspections include asbestos testing, well-water quality testing, and lead-based paint testing.
