Wind Mitigation

The following are performed for your insurance needs and are not recommended as a replacement for a comprehensive home inspection. These services are performed based on the insurance company’s policies and procedures.
Wind Mitigation Assessments:
Does your house/condo qualify for insurance discounts? A wind mitigation inspection is a valuable inspection that may just reduce your windstorm inspection cost. These discounts are justified because stronger, more wind-resistive structures have lower windstorm losses, which means reduced costs to insurance companies. Most existing structures have one or more wind resistive construction features already in place and your property might already qualify for some insurance discounts without making changes or improvements to the home.

4 Point Insurance Inspections

Also called 4-Point Letters or Insurance Evaluations. Many insurance companies require insurance inspections before they will provide residential insurance. This type of service includes a limited scope evaluation of the Roof, Plumbing, Electrical, and Heating & Air Conditioning systems. The intent of the evaluation is to determine the age and general condition of these systems and is not intended to be a replacement for a comprehensive home inspection.
Aim Higher documents the 4-point inspection on the wildly accepted Citizens 4-point form. Some other home inspection companies have their own limited version of a 4-point inspection report. The problem is not all insurance companies accept individual company reports as many of them overlook issues insurance companies will not write insurance on. For example, some inspection companies will not properly document if the house has cloth wiring. If the property was built prior to 1970, there is a good chance of having cloth wiring. If the house you are purchasing has cloth wiring, it is vital that it be addressed with your insurance provider prior to purchasing the property. Many insurance companies conduct random re-inspections after the property is purchased. If it is determined that your newly purchased property has overlooked cloth wiring, and you wish to have insurance on the property, you will more than likely be stuck with the costly repair. Estimates for rewiring a property usually range from $8,000-$15,000. Caution is advised if your 4-point inspection was not documented on the citizens’ 4-point form and missing pictures of the inside of the sub and/or main electrical panel. 

Roof Insurance Inspections

Many insurance companies require a roof inspection before they will provide residential insurance. This type of service includes a limited scope evaluation of the Roof system. The intent of the evaluation is to determine the age and general condition of the roof and is not intended to be a replacement for a comprehensive home inspection.

End of Warranty Inspections

Many homes come equipped with a one year warranty. Sometimes there are problems brewing but they just haven’t been large enough for the homeowner to discover. For example, a small leak in the roof might not have caused enough damage to be discovered from the living quarters. Our home inspectors will do a complete inspection of your property and we will document any defects that are observed at that time. Having an Aim Higher Home Inspection shortly before the “warranty” expires provides the homeowner the chance to get those covered defects and deficiencies brought to the attention of the builder for remedy, rather than be a future expense for the homeowner.
